Building Operations Safety and Security - New Image Building Services

• Provision of on-site support from 6am to 10pm, 7 days a week except during stated holidays.
• Provision of technically qualified maintenance supervision for the specified period
• Act as the end user focal point for provision of services through direct contact, email, phone and using the helpdesk ticketing system
• Oversee day to day operations to ensure all works are carried out safely, with minimal disruption to operations through the QF permit to work system, best practice international safety guidelines and regulations and in accordance with SOPs.
• Oversee the onsite security team, including training on, implementation of, auditing against SOPs. Reporting corrective actions and failure to abide by SOPs.
• Monitor energy usage and make recommendations for improvements
• Track planned maintenance works and carry out gap analysis, liaising with the maintenance provider to address areas lacking, in line with statutory, legal and best practice guidelines.
• Proactively identify repairs required through daily checks and raise tasks on the QF CAFM system.
• Monitor the helpdesk and address tasks as they arise in line with the client response times. Ensure the task status is kept up to date at all times.
• Track the completion of tasks both in house and QF tasks, reporting on progress and chasing completion through the appropriate channels.
• Provide support for the day to day events calendar, through staging, security services, visitors services and parking
• Maintain a high level of customer service which will be tracked through bi-annual focus groups and an annual survey, ensuring ongoing communication as tasks and events are progressing.
• The scope includes all finishes, fabric, civil, landscaping, mechanical, electrical, plumbing, and instrumentation systems throughout the building to the boundaries of the property.
• Oversee alterations and work on minor improvements to site as agreed withclient and QF.
• Oversee minor furniture changes and churn as required.
• Identify and agree areas of landscaping for improvements and work with the contractor/QF to implement and maintain improvements.
• Manage the storage facilities in good order, maintaining a weekly inventory and ensuring items are maintain in good and working condition.
